Fascia & Soffit Replacement in Meath

DJ Roofing Meath replaces rotten and damaged fascia and soffits across County Meath from our base in Navan. Because we're roofers first, we deal with fascia as part of the full roofline system — not as a standalone cosmetic job. When we replace fascia, we check what's happening at the roof edge behind it, replace guttering where needed as part of the same visit, and leave you with a roofline that's watertight and maintenance-free for years.

What Fascia & Soffits Actually Do

Most homeowners know fascia and soffits are "somewhere at the edge of the roof" but aren't clear on what they actually do — or why they matter. Here's the straightforward version.

Fascia is the vertical board running along the lower edge of the roof, directly behind the gutters. It closes off the end of the roof rafters and carries the full weight of the gutter system. When fascia rots, gutters lose their fixing point — they drop, lose their fall, overflow, and drive water down the wall. A leaking or sagging gutter is very often a fascia problem, not a gutter problem.

Soffits are the horizontal boards running underneath the eaves, closing the gap between the fascia and the wall. They protect the underside of the roof structure from weather and, critically, provide ventilation to the roof space through perforated panels or ventilation strips. When soffits rot or crack, moisture enters the roof space, condensation builds up on the rafters, and you get exactly the kind of slow structural rot that doesn't show on a ceiling until it's already expensive.

Together, fascia and soffits seal and protect the most vulnerable part of the roof edge — the point where the roof structure meets the outside air. When they're failing, everything behind them is at risk.

uPVC Fascia & Soffit Replacement — What's Involved

Replacing fascia and soffits on a Meath home is not a job that should be rushed or done in isolation from the rest of the roofline. Here's how we approach every job:

Full Roofline Inspection

Before quoting, we check the full fascia run, soffit condition, gutter brackets and fall, and the roof edge behind the fascia. On older properties across Navan, Trim and Kells, we also check the rafter ends — if they've been taking water through a failed fascia, they need treatment before the new board goes on.

Gutters Removed & Assessed

Existing gutters are removed and inspected. Where they're in good condition they're set aside and refitted to the new fascia — we don't automatically replace guttering to increase the invoice. Where they're cracked or dropping, we quote to replace them as part of the same job.

Old Fascia & Soffit Stripped

The existing boards come off, the timber behind is inspected and treated where necessary, and any rotten rafter ends are cut back and spliced. Fitting new uPVC over untreated rotten timber is a short-term fix — we don't do it.

New uPVC Fitted & Gutters

Quality uPVC fascia and vented soffit boards are cut, mitred, and fitted cleanly in white or woodgrain finish. Gutter brackets are fixed at the correct spacing and fall, gutters refitted or replaced, downpipes reconnected. When we leave, the full roofline is watertight and working correctly.

Signs Your Fascia & Soffits Need Replacing in Meath

The problem with fascia and soffit failure is that it happens behind the surface — by the time it's obvious from the ground, the damage is usually well advanced. These are the signs worth acting on:

Gutters pulling away from the roofline — the single most common indicator of failed fascia on Meath properties. If your gutters are dropping, sagging, or separating from the wall, check the fascia first before replacing the gutters themselves. New gutters fixed to rotten fascia will fail again within a year.

Paint peeling or bubbling on timber fascia — on older Meath properties still running painted timber rather than uPVC, paint failure is the first visible sign of moisture getting into the board from behind. Once the paint goes, the timber deteriorates rapidly — particularly on north-facing elevations where it stays damp longest.

Visible cracks or splits in uPVC cladding — uPVC fascia doesn't rot, but it can crack under impact or warp under prolonged UV exposure. Cracked uPVC lets water behind the board and onto the timber underneath, which then rots without any visible warning sign from the outside.

Soft spots when pressed — if you can reach your fascia from a window or flat roof and it feels soft or gives under pressure, the timber has already absorbed significant moisture. Soft fascia is structural — it will not recover and needs replacing.

Damp patches on ceilings near the eaves — often attributed to roof leaks but just as frequently caused by failed soffit ventilation. When soffit boards rot, close up, or lose their ventilation strips, the roof space gets damp. That moisture condenses on cold surfaces and eventually shows on the ceiling below.

Moss or staining on external walls just below the roofline — water running down the wall from overflowing gutters stains render and brickwork. Before replacing gutters, check whether the fascia holding them has failed — that's usually the root cause.

Why Rotten Fascia Gets Missed for So Long on Meath Properties

The honest answer is that most Meath homeowners never look at their fascia closely — it's above eye level, usually painted or clad in uPVC that looks fine from the ground, and nobody climbs up to check unless something has already gone wrong.

The other factor is that fascia rot is slow. It starts at the back of the board where weather-driven moisture gets behind the uPVC cladding or under deteriorating paint. The front face looks intact for years while the timber behind it softens progressively. By the time gutters start to drop — which is usually the first visible sign — the rot has often spread along most of the run.

On estates built across County Meath in the 1970s, 80s and 90s, the original timber fascia is now between 30 and 50 years old. Some of it was over-clad in uPVC during the 1990s and early 2000s without the underlying timber being treated or replaced — which means there are properties across Navan, Dunboyne, Ashbourne and Dunshaughlin with uPVC fascia that looks fine from the ground and has rotten timber behind it.

If your property is in this age range and has never had the fascia properly replaced — not just over-clad — it's worth having it inspected. The inspection is free.

Fascia & Soffit Frequently Asked Questions

Can you just repair a section of fascia rather than replacing the whole run?
Yes, where the damage is genuinely isolated. If one section has taken impact damage or a localised rot patch, we can cut out and splice in a new section. We'll tell you honestly whether that's the right call or whether the rot has spread far enough that full replacement makes more sense — patching a run that's failing across its full length wastes money.

My uPVC fascia looks fine from the ground — do I still need to worry?
Possibly. uPVC cladding over timber fascia can look intact from the ground while the timber behind is soft. If your gutters are starting to drop or sag at any point, that's the indicator to get it checked. We'll inspect free of charge.

Do you replace gutters at the same time as fascia?
We assess the gutters when we remove them and give you an honest recommendation. If they're in good condition, we refit them to the new fascia. If they're cracked, dropping, or have multiple failed joints, we'll quote to replace them as part of the same job — it makes no sense to fit new fascia and leave failing gutters on top of it.

What colour and finish do you install?
Standard white uPVC is the most common across Meath housing estates. We also install woodgrain finish in rosewood and golden oak for properties where aesthetics are a priority. All soffits are vented as standard on replacement jobs.

Is fascia and soffit replacement a one-day job?
For most semi-detached properties in Meath, yes — a full fascia, soffit and gutter replacement is typically completed in one day. Larger detached properties or those with more complex rooflines may take two days. We'll give you a clear timeline as part of the written quote.

Do you cover all of County Meath?
Yes — based in Navan, covering Trim, Ashbourne, Kells, Dunshaughlin, Ratoath, Dunboyne, Athboy, Slane, Oldcastle, Enfield, Laytown, Bettystown, Duleek and all of Co. Meath.
